Development
Estancia Estancia is widely recognized as one of the most exclusive and prestigious residential golf communities in the United States. The project achieved the highest average lot prices in the State of Arizona. Woodside Partners worked carefully with Tom Fazio to design a course that takes full advantage of the dramatic Pinnacle Peak landscape and the Sonoran desert setting. Fazio produced a challenging course that is sensitive to the delicate environment. Estancia was developed in joint venture with Haas & Haynie Corporation. |

The property is situated in the foothills of Carpinteria, which boasts spectacular ocean views in a scenic mountain setting. A substantial portion of Rancho Monte Alegre was set aside as permanent nature preserve. Woodside Partners successfully obtained the entitlements to divide the ranch into 25 estate lots ranging in sizes up to 800 acres. Woodside Partners obtained a $35,000,000 development loan from a major Wall Street institution to develop the ranch. The property offers wide expanses of preserved nature areas, hiking trails, natural waterfalls and creeks. Woodside Partners worked closely with the various local municipalities, and other private groups to make Rancho Monte Alegre a fantastic development for Santa Barbara County. |

Sand Hill Bluff Ranch This 147-acre property with one mile of Pacific coastline is situated between Wilder State Park and Coast Dairies Ranch. It represents the largest tract of ocean frontage remaining in private ownership on the North Coast of Monterey Bay. Woodside Partners identified the opportunity and acquired the property for its land bank. |
Coast Dairies Ranch Woodside Partners secured an option on this coastal 7,500 acre property from the owners whose family held the land since they originally purchased it in 1865. A nonprofit group, funded by both private interests and by the State, subsequently purchased the land from Woodside Partners. This was the largest California coastal environmental land acquisition, in terms of dollars and acreage. |
