Woodside Partners was engaged by Mr. Roland Walker,
a successful businessman and entrepreneur from Idaho Falls, Idaho, to assist
their development group, McNeil Development, in the land planning, feasibility &
market research, business planning/budgeting, financing procurement and
development of Elim Valley in Hurricane, Utah – a few miles north of St. George.
Elim Valley is a spectacular, 2300-acre recreational community that is entitled
for 10,000 residential units along with a Championship Robert Trent Jones II
golf course, a commercial/mixed-use component and numerous recreational
activities including water sports, hiking, biking, fishing, horseback riding and
other outdoor pursuits. Elim Valley is adjacent to the Sand Hollow State Park
and minutes away from Zion National Park.
Woodside was able to successfully work with the project team in creating a land
plan and business model for Elim Valley that correlates directly with market
demand and allows for effective financing in today’s challenging credit
environment. The project broke ground with Phase I of Elim Valley in 4Q 2007.

Sagecliffe (website)
Woodside Partners successfully assisted Dr. Vince Bryan Jr., an internationally
acclaimed spinal surgeon, and Carol Bryan with the business planning,
pre-development and investment banking needs for their SageCliffe project, in
George, Washington. Sagecliffe is a 730-acre master planned resort community
located two hours east of Seattle, just south of Quincy, Washington. SageCliffe
sits above the cliffs overlooking the Columbia River Valley and the beautiful
mesas and arroyos that descend 1,000 feet to the Columbia River Gorge below. The
site is one of the most spectacular in the United States for a high-end golf
course and low density residential development, and is currently the home of the
Cave B Winery, the SageCliffe Inn & Spa and the Gorge Amphitheater.
SageCliffe will boast an 18-hole Championship golf course designed by the
internationally acclaimed architects Schmidt/Curly of Scottsdale, Arizona. The
real estate offering includes 49 single-family residences, 280 fractional units,
and 32 overnight lodging rooms. Woodside Partners, having a local presence with
their regional office in Chelan, Washington, understands the Pacific Northwest
market and demographics, and was able to work with the Bryans in making their
spectacular vision a reality. Construction activity and initial real estate
sales commenced in April 2008 at Sagecliffe.
